Plain's Paris - Throughout the history of Kansas City many cultures have left a mark, some in our street names, some in our architecture and some are left as ghosts, stories forgotten and found again in each generation who find themselves exploring the city- each adventure reborn. Plain's Parisians, us Kansas Citians, aptly coined, referred to a larger than life time for the city that was born in the late teen's and twenty's continuing through the great depression, hidden underground in speak easies during prohibition running up to the large departure of a generation to the great war. After the war President Eisenhower saw the need infrastructure investment in highways. This coincided with the largest population boom of the 20th century, known as the "Baby Boomer" generation. Interstates 35, 70, 29 cut through the city and 435 surrounded creating a suburban growth not before seen... leaving a once lively downtown - cold and alone. The creation of the Kansas City Power and Light District in the early 2000's has breathed new life into the downtown which has radiated outward with culture to the now mundane strip mall, shopping mall cultures in the 'burbs. This widening palettes for cuisine, architecture, culture, art and entertainment is eerily reminiscent of a time a century ago when the city was once born, again, to the Plain's Parisians.
The Plain's Paris team excels with relationships before, during and after your move delivering an experience that you will share with your closest friends and family.
Real Estate happens over dinner tables, car hoods, relaxing on beaches (every once in a while) and late nights locked away in offices. The business is people and the product is change. We are the rock that must not roll and the calm head in troubled waters. We must make the decisions for our clients easy and coach those who entrust us to make good decisions, reminding them that there is a butt for every seat and a seat for every butt. Whether it's finding the right house or the right buyer we must use our expertise to get our client into that next chapter in their lives.
I've experienced numerous facets of real estate throughout my roughly 15 years in the industry.
I've grown up rehabbing homes with my parents and actively rehab now. Foreseeing needed repairs and having hands on experience gives my clients an advantage by both saving them costs (relationships with vendors and special pricing) as well as strategizing which repairs are important to be made upfront and which ones are considered more negotiable. Every market is different and no wives tale holds true in all cases.
As an independent fee appraiser I've become an expert at accurate pricing, foreseeing appraisal value and inspection related issues. An offer is only as good as can be supported in an appraisal - lest it's the magical cash offer unicorn. The average real estate agent is involved merely 12 transactions per year and a top producing individual agents commonly are involved in 40-75 transactions per year usually only in a small geographic area - I have been involved with thousands of transactions at all price points in all areas of the city over a wide period of time giving me valuable insight into market trends. Being able to look at the larger picture and knowing what limitations we'll have with a buyer's financing gives my clients an upper hand on the competition.
As an appraisal manager for a nationwide lender I've been a direct consultant to a team of mortgage underwriters and oversaw the orders of appraisal made through appraisal management companies. I have worked on both sides of the appraisal management quality control and understand their fears and mindsets of mortgage underwriters.
During the initial years of the housing collapse I worked with both Johnson County and Clay County as a staff appraiser. I am experienced with property tax appeal, recognizing accuracy in county assessment records and have compiled research on thousands of properties in these counties.
I love employing the tools I've learned in my career combined with creative marketing strategies to serve my clients in the best way I know how.
As a mother of three I know that homes are the places where memories are made and your safe retreat from everyday life. As your agent I make it my mission to provide an accommodating schedule, listen to your needs, be thorough when educating and share my knowledge as we go through the process together. I understand the stresses of moving your life and I'm here to be your support through these changes. Whether I'm canvassing a neighborhood for more homes to choose from or making sure you get what you've agreed to, I've got your back and you can count on me.
I pride myself on creating a professional referable experience. I believe that as your agent developing a sound written plan is particularly important. My favorite clients trust me and allow open communication throughout the process. I can't help, if I don't know. I have an education in architectural studies and interior design. Knowing the newest trends and knowing how to work within the items you already own means you can still live in your house with your belongings while we are marketing the property. Couple that with my background in real estate investing and I'll be able to help you identify the updates that will attract top dollar offers for the least amount of cost. Conversely being able to help a buyer see through someone else's clutter can help save my client thousands of dollars. Remember, we're buying the house, not the furniture. Let's see what we can create!
